Eichler sliders
The sliding glass wall to the yard is the heart of an Eichler, and the original doors are now sixty-plus years old: single-pane, aluminum, rollers worn flat. Sometimes new rollers and a cleaned track bring one back for a fraction of the cost of replacement — Sean checks that first. When replacement is the answer, the job is keeping the opening and the sightlines: a bulky vinyl frame in an Eichler looks wrong from across the room. Slim-frame aluminum or fiberglass doors keep the look and meet today's energy code.
Original French doors
French doors to a garden in Professorville or Old Palo Alto are often original, with wood swollen or rotted at the bottom rail. A repair is sometimes enough. When it isn't, a new wood or clad door is fitted to the existing opening so the trim and proportions stay.
Permit and energy code
Replacing an exterior door in Palo Alto needs a city building permit, the same as windows, and new doors with glass have to meet California's Title 24 energy standards. Same-size replacements in non-historic single-family homes and duplexes usually qualify for the city's instant permit; French doors, enlarged openings and historic homes go through regular review. We pull the permit, handle the paperwork and attend the inspection.
